Marketing Vacation

Home Manager markets your property on our website along with several free sites and large national sites. All of our properties are listed on one or more of the three largest national portal rental sites - VRBO.com, HomeAway.com, or VacationRentals.com, TripAdvisor.com and Expedia.com. Each listing includes high quality photographs, a detailed description of the property and amenities, rental rates for each season, an availability calendar, and a guest feedback section. We also use our database of customers to send out last minute deal campaigns, to encourage guests to come down at all times of the year- not just summer. Property Maintenance Vacation Home Manager handles all your preventative and routine maintenance. We perform the following routine maintenance in-house as part of our services for no additional charge: 

 

 Replace standard light bulbs as needed in lighting fixtures, lamps & appliances accessible with a small step stool

 Economize thermostat settings for HVAC systems during periods of vacancy

 Inspect unit after heavy storm and preform preventative measures before a freeze

 Change & date HVAC air filters as needed

 

We also offer all types of home maintenance through our large network of service providers including HVAC, electrical, and plumbing services; repair or replacement of appliances; carpet cleaning and replacement; painting; landscaping and pool maintenance; pressure washing; decorating; remodeling and more.

 

Professional Housekeeping Services

We coordinate all aspects of housekeeping services, including guest change over cleanings and periodic deep cleans. The cost for change-over cleanings is charged to each guest and we coordinate the cleaning services to ensure that the property is ready for arriving guests.

 

Taxes

We collect all applicable City, County, and State sales taxes and fees and remit them monthly to the respective taxing authorities along with the required reports. At the end of each year we provide you with a 1099 to report your rental income for federal income tax purposes.

 

Reports & Payouts

Each month we provide you with a detailed property rental report reflecting all rental income, expenses and commissions and will remit a check for the net rental proceeds for the preceding month. At the end of each year we provide an annual summary report reflecting the same information for the entire calendar year.
